We have two basic programs from which we build the perfect management program for you. Basic Flat Fee Property Management Program
  • Our portfolio based management structure makes sure you will never lost in a “sea of competing properties”.
  • While the marketing of your property remains completely in your control enjoy additional rental leads and SEO through listing on our lightning fast website which is built by the industry leader and is clean and easy to navigate. Your listing will have book online disabled and the guest will be asked to contact the office for additional information, this inquiry will then be forwarded to you. 
  • Welcoming your guests at Check-In with Keys and Maps of the Area. We are your “boots on the ground” on the island.
  • 24-7 Intake of all maintenance reports on the property from the guests, and scheduling the appropriate vendor for repair if necessary (with the owner’s permission).
  • Utilize our extensive local knowledge and carefully established business relationships with the most respected service vendors and service providers in the area.
  • Scheduling the exit cleaning.
  • Collective Lodging License with The Department of Business & Professional Regulation (Hotel/Motel License). Under the Flat Fee Agreement the owner will perform all filling to be in full compliance with other State & Local Taxing and Licensing Authorities including: City Occupational License (Rental- as required), Manatee County Tourist Development Tax (Resort Tax), State of Florida Department of Revenue (Sales & Use Tax).
  • You will be sent a monthly invoice for services performed.The Flat Fee Property Management Program is $250 per month for island properties.
Full Service Property Management Program

  • Online Booking 24-7. Our lightning fast website is built by the industry leader and is clean and easy to navigate. This means ease of booking and ultimately more revenue for you.
  • Enhanced SEO through full integration with AirBnB (industry exclusive) and calendar integration with VRBO and Expedia. Your property ends up on more search engines, earning you more bookings. Full service accounts are listed on both VRBO/Homeaway and AirBnB.*
  • Utilize our extensive local knowledge and carefully established business relationships with the most respected service vendors and service providers in the area.
  • Receiving Payments for Reservation Deposits, Security Deposits and Balance Payments.
  • Reservation Confirmations, Rental Rules (Policies & Restrictions), HOA Applications, Cancellation & Security Deposit Policies and Welcome Packs.
  • Welcoming your guests at Check-In with Keys and Maps of the Area.
  • 24-7 Intake of all maintenance reports on the property from the guests, and scheduling the appropriate vendor for repair if necessary (with the owner’s permission).
  • Scheduling the exit cleaning.
  • Pre-arrival or post vacancy personal inspection of your property.
  • Filing to be in full compliance with State & Local Taxing and Licensing Authorities including: The Department of Business & Professional Regulation (Hotel/Motel License), City Occupational License (Rental- as required), Manatee County Tourist Development Tax (Resort Tax), State of Florida Department of Revenue (Sales & Use Tax).
  • Monthly Income & Expense Accounting w/ End of the Year 1099 Reporting. Enhanced Accounting Services available by agreement for an additional, nominal fee.
  • Seasons’ pricing structure allows for proper rental rate for different weeks of the year. This maximizes bookings and occupancy rates.
  • Automated ‘thanks for staying with us’ emails go out to each renter after their stay and again after 6 months. We utilize the best CRM software available to build your return guests by having them book directly from the Big Fish website, this ultimately will mean increased revenue for you.
  • Click of a mouse online Owner’s Portal to track all income and expense details and much more. 
  • The Standard Full Service Property Management Program rate is 15% of collected Base Rent.
